Insights: How office fit-outs can enhance your company culture

“The physical environment is the embodiment of a company’s culture and values,” says Rachel Basha, Founder and CEO of Basha-Franklin, the architecture and design studio behind the workplace fit-out concepts for Dockside Canada Water. Using the vision created for One and Two Dockside by BIG and HWKN, respectively, her studio’s work has helped support the office agent need for dynamic leasing requirements.

“The design of your office has never been more important,” she says. “It plays a vital role in how people feel about belonging to your organisation and the meaning they derive from coming together in person.”

“When people come to the office, they need to feel a genuine sense of connection and loyalty, and to experience a relationship that is a two-way exchange between the employer and the employee. It should be healthy, balanced and based on mutual value. Design can play a major role in communicating and delivering this.”

The right workplace design can reinforce and elevate company culture. According to Basha, it can help attract and retain talent, increase motivation and performance, enhance reputation with clients and partners, and provide stability and clarity during times of change.

“Company culture matters and so does bringing it into the design of the space, so it communicates what is unique about that organisation. Many companies today have strong sustainability values or want to enable the progression of their people. Those commitments need to be visible and experienced in a meaningful way, so there is clear evidence to employees, clients and customers.”

When thoughtfully designed, the office becomes a silent but powerful driver of behaviour. “It sets a mindset that does not need enforcing,” she says. “It becomes an intuitive part of how people show up and how they work together that can build a powerful momentum.”

Culture can be expressed in many ways through space, she says. Where team spirit, collaboration and high-performance outcomes are central to a culture, the design can be shaped around specific experiences that will bring people together, she explains. Spaces can be layered with opportunities for connection, friendly competition or collective debate and celebration, to attract people who would thrive in that environment.

“We curate spaces to attract people who share the same energy and values. People enjoy being together, support one another, rise to challenges and want to achieve collectively for the team,” says Basha.

A company can create this with a central multi-functional social zone, for example, that combines a flexible games area, a screening wall for live events and a purposeful, flexible training and development zone.

For their work in response to supporting the office agents, Basha’s team explored how the floorplate fit-outs at One Dockside and Two Dockside could flex to support a wide variety of cultures and working styles, based on BIG and HWKN’s vision and subsequent approved design. Basha’s goal is to enable different types of organisations to clearly see how the environment could adapt to their needs and express their identity.

The result? Spaces that are designed to foster connection, belonging and community, supported by an exceptional setting and local experience.

“At Dockside, occupiers have the unique advantage of access to the water and the benefits of a healthier lifestyle. There are excellent transport links and an extraordinary mix of local amenities. The environment naturally supports team connection through time spent outdoors, shared activities and the enjoyment of the neighbourhood. For companies moving to Dockside Canada Water, there are many ways to nurture their culture and keep it alive and interesting – both inside the new buildings and supported by the local surroundings.”

Crafting office spaces that support and nurture company cultures is just one of the considerations that Rachel Basha applies to her work. Dockside’s landmark buildings, with exceptional views from large outdoor terraces and access to nature (green and blue), offer an excellent foundation for expanding your business culture in workspace that aligns with and supports your company’s ambition.
