
Around five years ago Art-Invest Real Estate were excited to have secured and geared up to deliver Dockside Canada Water. Founded on a vision to create a “workplace campus of the future” to meet London’s ongoing demand as a leading global city – one major London office developer described it to me as “the last strategic site in central London akin to The King’s Cross Group. Fast forward five years and despite the unprecedented context of where we have come from, we are proud of our significant progress to date.

Our achievements are a result of patience, resilience and momentum and at times we felt even this was not enough, but maintained conviction, noting the disruptive path to delivering greatness into the future is rarely straightforward. There is no greater example of this principle than our pioneering neighbours Canary Wharf Group providing a reassuring yet contrasting backdrop to Dockside Canada Water. I recall at the start of my career it was heralded as the future of “emerging London” with One Canada Square as its beacon enabling it to evolve into the destination powerhouse, benefitting London and UK Plc exactly when it needed it most.

Despite our contrasting masterplan visions the parallels for success are in fact similar. Canada Water now presents a generational opportunity as the next exciting chapter in the future of a very different emerging London, with Dockside Canada Water as its commercial beacon at the centre of arts, culture and community – all of this less than 10 minutes from the traditional core West End and City. Our collective patience and resilience has enabled a level of progress to what I believe is now a “tipping point” opportunity to benefit London and UK Plc yet again, and in turn enabling the next generation of visionaries and new industries.

As we all set course to embrace the opportunities in 2026 I would like to take this opportunity to thank and offer my best wishes for the new year to my great team, fellow masterplan partners British Land, AustralianSuper and Southwark Council. In addition, a very warm welcome to our new neighbours and partners Fusion and Cheyne Capital. Last and by no means least Samantha McClary, BCO NextGen and all my fellow London office developers – good luck on our shared OG “Office Growth” endeavours in 2026 and beyond …..London and UK Plc needs us!
